From the very first issue of Southern Living, the magazine has featured and sold house plans. These architectural drawings give readers access to some of the South’s top architects, allowing you to build a custom home at an affordable price. While styles and trends may change over the years, we’ve stayed true to designing classic and authentic Southern homes. Today, we offer more than 1,000 house plans that are just as diverse as our region and the people who live here. Here we’ve rounded up our 12 best-selling house plans of all time and they range from quaint cottages to roomy family homes. Look closely, you just might find a Southern Living house plan that you’d like to make your own. 

For our 2016 Idea House, we wanted entertaining and style to be priorities in the design. Around 900 square feet of porch area wrapped with a traditional X-railing and newel posts welcome guests, while a dining terrace allows for a cozy evening under the stars.

Timeless design details like a classical-influenced pediment above the entrance mesh well with a smartly designed, airy floor plan and wonderful outdoor spaces.

Folk Victorian styling with board & batten siding, exposed rafter tails, a steep gabled roof, and a generous screened back porch highlight this new design from Our Town Plans. 

Inside and out, this classical house teems with ideas that reflect the historic charm of traditional, Southern architecture.

This cozy country abode is detailed with rustic charm, but modern sensibilities. The plain slab shutters, simple board-and-batten siding, and a low wall and wooden gate could be pulled straight from an old farm; but a curved railing for the porch steps, two pairs of French doors, and a round window on the right side of the house turns up the urban elegance.

We can’t get enough of this perfectly symmetrical exterior and historic style (though it’s a newer house plan). The Chippendale front railing, four front columns, and floor-to-ceiling front windows flanking the big front door pack it with charm and curb appeal.
