When I had the wonderful opportunity to partner with them to get a beautiful new piece of furniture for our small Manhattan apartment (which we just moved into), I didn’t waste any time figuring out what would be the best piece of furniture for our home.

This tiny, 420-square-foot New York City apartment can be transformed to have more than twice the space

The all-white, open format kitchen is a huge contrast to the prior one. “Originally, the kitchen was closed so we blew out it out because we wanted it to accommodate crowds,” she says. “We want people to be able to cook, talk, make drinks all at the same time.”

The apartment was part of an estate sale when they snagged it without hesitation, and four months later, Tina had overhauled the disjointed apartment into 1,080 square feet of sheer serenity.

His 420-square-foot New York City studio apartment might sound like a tight squeeze — but with its innovative design, Hill has managed to create a transforming space that can actually function similar to a house two to three times its size. The Flos globe light by the window sets a welcoming tone when you walk into the apartment, and the large photograph from the Robin Rice Gallery of the aerial view of the ocean found above the sofa bestows a tranquil mood for the busy couple to unwind.

Noted for her modern interiors, Tina’s color palette choice was a no-brainer. “Black and white is my go-to,” she says. Eliminating the dark red walls and wood paneling was top priority.

The bathroom’s overhaul turned a dingy, tight space into a hard working but zen retreat.

The casual dining area centers around a Restoration Hardware rustic wooden farm table and a custom banquette that offers lots of seating for a large crowd. The Craig Alan painting above the table is a favorite of Tina’s. It’s paired alongside a modern Flos pendant to complete the eclectic look.

I knew we needed a sleeper sofa to maximize the space, but had yet to discover one that caused me to jump for joy or was actually comfortable. Most of us at one point in our lives have slept on a “traditional” sofa bed that consists of a sorry excuse for a mattress folded up inside of a couch that weighs more than a car. I was determined to find something else and that’s what led me to the sofa bed I discovered at Room & Board.

Tina also had a creative solution when it came to installing the TV. She had it mounted on the column in the corner then created a hidden door beneath the TV to hide all the accessories. Genius hack for city dwellers.

Creating a Modern Home with Room & Board’s Free Design Services

“In 2015, we were looking to buy and there was nothing out there that I really loved and everything was above our budget. We were looking at absolutely every listing ’til I found this one on StreetEasy,” she says. “The floor plan looked really promising but there were no pictures so my husband and I went to the open house hopeful. The space needed a major overhaul, but I knew I could make it work.” Having spent five years working for Vincent Wolfe, she saw what others couldn’t, undaunted by the dated dwelling.

Besides the crisp palette, the biggest change was the flooring. “We thought about keeping the original parquet floors that came with the apartment to save money but I never liked that looked and wanted something that has some lift to it. So I found this grey flooring from State of the Art Wood Floors. We went through rounds and rounds to get the right look but it was all worth it. I love it.”

“Living with less” means “it’s easier to choose to focus on important stuff with a little more ease,” he told Business Insider.

No more folded mattresses or waking up with a stiff back, this, my friends is the real deal. Not only is it completely unlike any sofa bed I have ever seen, it is also comfortable, minimal, and durable enough to withstand children and pets (now that is saying something!). If there is one piece of furniture in our apartment that makes me jump for joy it is our Oxford pop-up sleeper sofa from Room & Board!

When deciding on furniture I always try to purchase multipurpose pieces that have a healthy balance of design and functionality. When you live in a small space it’s helpful to make your furniture and space pull double duty. For example, in addition to being a bedroom, our children’s room also serves as a reading area, play area, storage area, and every once in a while a home office. As we have begun settling into our new home we also wanted this room to serve as a place for visiting family and friends (I know that is a lot for one room!).

The sleek custom kitchen cabinetry from Poggen Pohl and white Caesarstone backsplash and countertops totally altered the space from the cramped former design. The CB2 bar stools pair perfectly with the Leibherr refrigerator and Smeg range and microwave. For art, Tina loved the original wallpaper discovered during the renovation so she had a piece framed to hang proudly in the kitchen.

For Hill, his apartment is an extension of his minimalist lifestyle.

“We reconfigured the entrance to the bathroom and took out the tub, which I knew I’d never use and installed a shower instead,” she says. “Because it was not large, we did the half glass instead of a full door and it’s been great. We used larger tiles (12” x 24”) which makes smaller bathrooms look bigger.” Another pro tip. The Restoration Hardware cabinet and custom white Caesarstone countertop complete the look with the Hansgrohe shower fixtures and Brizo faucet.

Living in a small space requires one to apply the KonMari method when deciding on what furniture items you want to fill your space with. If your furniture doesn’t entice you to jump for joy, chances are it’s time to bid those pieces of furniture adieu. When our family of four decided to make the move to NYC we saw it as an opportunity to start over with a clean slate. We sold our house furnished! Literally came to NYC with not ONE piece of furniture!

Another priority for Tina: Choosing furniture and deciding on a layout that could accommodate the large groups she and her husband are typically entertaining. “I wanted to maximize seating without cluttering the space because though it’s a nice size, it’s still a NYC apartment,” she says. “For seating, I designed a really big custom sectional with Robert Allen fabric that was pretreated for my young nieces who like to crawl on everything. I have a ‘no mess, no fuss’ policy.”

“My number one goal was to maximize the sunlight and make it bright so we painted all the walls Benjamin Moore Super White and added accents of greys and black to keep it fresh.”

Tina was able to check off all the boxes for her dream New York apartment: good lighting, minimalist design, and as much space as possible. With a little hope and a lot of creativity, she turned the ultimate fixer-upper into a high-design home.

“For the bedroom I wanted to soften things up. I wanted a room that is calm and good for getting some shut eye.” Matteo bedding, Serena & Lily headboard and Aerin lighting create a cozy place for good shuteye.
