Located on the shores of Lake Osoyoos in the South Okanagan, this single-family residence, completed in May 2010, was designed to enhance the owner’s recreational lifestyle. The physical constraints of the property provided an opportunity to experiment with a creative architectural solution that would meet the owner’s vision and the challenging, compact footprint and site. The site constraints became the driver for the main concept.

Elenko Residence, designed by CEI Architecture can be a fine offer for a single family and it is situated near Osoyoos Lake, in British Columbia, Canada.

5. Free Façade: The structural design allowed for maximum window openings to engage the landscape and to allow for an indoor/outdoor living experience. A horizontal ribbon window was incorporated on the west wall as a modest reference to the five points and to Le Corbusier’s, Villa Savoye, Poissy (1928-9).

3. Independent Structure: Although the structure is not independent of the exterior walls, it was minimised to allow for open planning and to allow for large glazed openings.

The studio has designed the Elenko Residence, a two story contemporary home situated in Osoyoos, a town in the southern part of the Okanagan Valley in British Columbia, Canada near the border with Washington state.

“Located on the shores of Osoyoos Lake in British Columbia, Canada, this single-family residence was designed to suit the owner’s recreational lifestyle amid the natural setting of the Okanagan region. The house is set on a narrow lot limited by setbacks to a 30’ by 50’ area. The building incorporates minimal openings on the west side and is mostly transparent on the east, taking full advantage of the light bouncing off the lake. A flat roof provides opportunities to sit outside on an upper deck, which opens off a recreation room, with a full view of the water.

The building form is reminiscent of the early modernists. The building aesthetic is intended to be a simple and functional solution that responds to the semi-desert climate, the project’s budget and the waterfront context.

The building site is small and compact, facing eastward across the lake. Provincial legislation requires a 30-metre setback from the high water mark of the lake. The owner, a city planner, was able to convince the Ministry of Environment and Department of Fisheries and Oceans that a variance of 15 m to the setback was reasonable. With this approval, the building area was developed within a 9 x 15 m footprint. Spaces were stacked, creating a two-storey home with a roof garden for relaxing or entertaining. These initial design responses provided a parallel to Le Corbusier’s five points of modernism and so the architects attempted to address each point in their design:

It is a two storey building with a flat garden roof which can offer you a wonderful view of the lake and many relaxing moments.At the main floor, there are the most important rooms like the living room, the dining room, the kitchen, the guest bedroom and the bathroom.At the second floor, there are all the other bedrooms. All these spaces are stacked on one another, there are not interior doors or other dividers so that everything seems more spacious and full of light.

2. Roof Terrace: A roof garden was incorporated to allow for entertaining and relaxing.

The building incorporates passive strategies to control heat gain and minimize energy consumption. Natural ventilation relieves the house of heat gain by allowing a breeze to form between the lower and upper windows. The high water table makes it ideal to incorporate a ground-source heat pump and radiant floor heating. Shading is necessary to counter the hot summer sun of the Okanagan Valley.”

Due to the constraints of the site, spaces were stacked on one another to create a two-storey home, with a roof garden for relaxing or entertaining. Living spaces such as the living room, dining room and kitchen are located on the main floor, offering easy access to the lake. A guest bedroom and washroom are also located on the main floor. The living spaces benefit from the east exposure, which allows the morning sun to penetrate the spaces. In the evening the harsh summer sun is blocked by the solid south wall. The second floor includes all bedrooms, including the laundry and a recreation room off the roof garden.

The building provides the basic needs of shelter in a simple, compact, organised box. The building aesthetics are intended to be simple and functional solutions that respond to the semi-desert climate of the South Okanagan, the owner’s program and the waterfront context.
